Doctors' Surgeries

Doctors' surgeries are unique in nature, as the practitioners receive a Notional Rent to occupy the premises. The reimbursement assumes a hypothetical 15 year term on Internal Repairing Insuring Terms (IRI) or based on the original costs associated with building the property and known as Cost Rent.

We are experienced in valuing surgeries, primarily for partnership purposes.

We also undertake Notional Rent reviews to assess whether the level of reimbursement is equal to the tone for similar surgeries within your area. If it is felt to be too low, we can negotiate with the District Valuer on your behalf. Our fee is based on a percentage of the increase achieved in the reimbursement. No increase, no fee.
